Final Inspection Cleaning Melbourne: How to Pass First Time

July 14, 2026  |  By Andrii Dobrovolskyi In MVCC Cleaning
    Final Inspection Cleaning Melbourne Banner

Moving out of a rental is stressful enough without worrying about your bond. If you have ever stood in an empty unit wondering if the property manager will find something wrong, you are not alone. Final inspection cleaning Melbourne renters ask us about the most is the one thing that decides whether you get your full bond back or not.

At Melbourne Vacate and Carpet Cleaning, we have been in the cleaning business for over 20 years, so we know exactly what agents look for during a final inspection. Here is what we have learned, and how you can use it to pass first time.

Why Final Inspections Are So Strict

Real estate agents in Melbourne use a condition report from when you first moved in. They compare it line by line to how the property looks when you leave. It sounds simple, but a lot of tenants get caught out because they clean the way they clean at home, not the way an agent expects.

Home cleaning and final inspection cleaning Melbourne standards are two very different things. At home, you clean until it looks nice. For an inspection, you need to clean until it looks like nobody has ever lived there. That means skirting boards, light switches, inside cupboards, exhaust fans, and yes, even behind the fridge.

    The Areas Most People Miss

We have cleaned hundreds of properties before final inspections, and the same spots get missed again and again.

    • Kitchen – The oven is the biggest one. Agents almost always open it. Grease build up on the racks, trays and the glass door will get flagged straight away. Range hood filters are another one people forget. They get greasy and dusty and nobody thinks to take them out and give them a proper scrub.
    • Bathroom – Mould in the shower grout and around the silicone seals is a common issue, especially in older Melbourne homes with poor ventilation. Soap scum on glass screens and tapware also needs attention. A quick wipe down is not enough here.
    • Carpets – This is a big one. Most lease agreements require professional carpet cleaning, and agents can ask for a receipt as proof. A vacuum alone will not remove ground in dirt, stains or pet odours. Steam cleaning is usually needed to bring carpets back to a rentable standard.
    • Windows and tracks – Window glass often gets cleaned, but the tracks are left full of dirt, dead insects and dust. This is one of the easiest things to fix but one of the most commonly missed.
    • Walls and marks – Scuff marks near light switches, door frames and skirting boards add up over a tenancy. These need to be wiped down or spot cleaned before the final walk through.

A Simple Room by Room Checklist

Going through the property room by room helps make sure nothing gets skipped.

    • Living areas: Dust all surfaces, wipe skirting boards, clean windows and tracks, vacuum or steam clean carpets
    • Kitchen: Clean oven inside and out, wipe cupboards inside and out, degrease range hood, clean sink and taps, wipe down all benchtops
    • Bathroom: Scrub grout, clean shower screen, polish tapware, wipe mirrors, clean toilet thoroughly
    • Bedrooms: Clean inside wardrobes, wipe skirting boards, vacuum carpets or mop floors
    • Laundry: Clean inside the machine if provided, wipe down surfaces, check behind appliances
    • Outdoor areas: Sweep patios, remove cobwebs, tidy the garden if this was part of your lease

Why DIY Cleaning Often Falls Short

We understand the temptation to save money and do it yourself. But final inspection cleaning Melbourne agents expect is a high bar, and most people underestimate how long it actually takes. A two bedroom unit can take a full day or longer to clean to the right standard, especially if you are also busy packing and organising your move.

There is also the issue of the right equipment. Steam cleaners, proper degreasers and the correct tools for oven cleaning are not things most people have lying around at home. Without them, it is easy to leave marks that a fresh set of eyes, like a property manager doing an inspection, will pick up straight away.

How Professional Cleaners Help You Pass First Time

When you book a professional end of lease clean, you are paying for consistency. We follow a checklist based on real estate industry standards, not guesswork. Our team knows the difference between a clean that looks fine and a clean that meets the standard set out in your lease agreement.

Most companies, including ours, offer a bond back guarantee. This means if the agent is not happy with something on their checklist, we come back and fix it at no extra cost. This kind of guarantee gives tenants peace of mind during an already stressful time.

    Booking Your Final Inspection Clean

The best time to book is a few days before your actual inspection date, not the night before. This gives you a buffer in case the agent asks for anything to be redone, or in case your moving day runs later than planned.

If you are searching for reliable final inspection cleaning Melbourne wide, Melbourne Vacate and Carpet Cleaning can help take one thing off your plate during moving week. With two decades of experience behind us, we know what agents are looking for and we clean with that exact standard in mind.

Getting your bond back should not come down to luck. With the right checklist, or the right team behind you, passing your final inspection the first time is completely doable.

From beginning to end my experience with Melbourne Vacate and Capet Cleaning was fantastic. Andrii was prompt with his communication and transparent with his pricing. On the day Aman was my designated cleaner he was cheerful, energetic and enthusiastic. Aman did such a fantastic job cleaning the apartment that the landlord made commentary about how it looked better than when I had first moved in. Thank you Andrii and Aman!

I used Andrei's service about a year ago for an end-of-lease clean. The experience has stuck with me, so I felt the need to share for others to come to their own conclusions since many of the reviews online are either 5 stars 10/10 or 1 star 0/10. The TL;DW line is: The cleaning service was really great – we got our bond back with zero issues and Andrei himself was communicable and approachable – but the whole process came with a lot of stress and frustration. 1. They asked for more money (than the quote) as soon as they arrived because it was larger than they thought. I went to specific lengths when I booked them to say that it was a 3-bedroom house with an extra lounge room. Normal size kitchen, one bathroom, 1 large-ish bedroom and 2 smaller ones. I get that quotes are just estimates, but this just felt underhanded in a way that left me with a bad feeling. 2. They said it was too dirty (the other reason why the price went up). I'm sorry, but what? I'm a clean person – and that's obviously subjective – but we've just moved out, there's dust on the floorboards from where we had furniture and the movers were walking. There weren't dirt smears or stains on the walls, the stove-top wasn't caked with grime, the oven even had a self-cleaning setting so it needed very little beyond a polish. The quote going up because the house was larger than they thought – I get it, to a point – but implying that the house was in a state of neglect to such a degree that it would require more than a standard clean is just insulting. 3. Whilst Andrei was communicative and polite on the phone with me, the cleaners who arrived at our house were accusatory and hostile to my wife about the cleanliness of the place, the size, and the fact that there was a few bags in one room still to be moved. Now I completely admit that everything should have been out of the house before they arrived, that's on us. But we had maybe 4-5 bags piled in one room that my wife was in the process of moving as the cleaners arrived. Does that seriously warrant them to start shouting at her that the place is too dirty, it's got stuff in it, and that they simply cannot start cleaning? Now, I want to emphasise that, at the end of the day, we did get our bond back with no issues at all, and that's what matters, right? Andrei, in spite of pushing up the price by about 30% from the initial quote, was polite and straight-forward to deal with. After I told him how the cleaners had been when they arrived, he spoke with them and they were much better the rest of the time they were at the house. We did also come to an agreement on the price, which was less than what his first increase was but still much more than the initial quote. So, I can't in good conscious say that we didn't get what we paid for, or that it wasn't worth any less than 4 stars – in terms of the service offered, they did it and they did it well. Would I use them again or recommend them? No, I absolutely wouldn't. The amount of stress this day caused – lumped on top of an already stressful time (moving house in general), of which they are well aware – fundamentally impacted my experience. The reason I went with them to begin with was because they were the recommended cleaner of our real estate agency, so I knew (pretty much) that I wouldn't have issues about the cleanliness going with them. But that same reason also made me feel compelled to accept their higher quote, since what alternative do you have when you're about to give the keys back and you've used the only service endorsed by your agency? They understand this and, after nearly a year, that's still the taste that's left in my mouth. Andrei, I'm sure you will reply to this since you do for almost every Google review – please know that I don't mean to be disparaging or disrespectful to you directly, but this is the experience I had and I feel that it's worth people knowing, since it's still sitting with me this long after. Take it or leave it, I don't need or want anything else – I wish you well.

Andrii did a sofa deep clean for us after we moved into our new apartment, and the couch was extremely dirty from the previous tenants. There was dust, stains, and heavy buildup everywhere. We arranged a time with Andrii, booked the service, and he arrived right on time. In just a little over an hour, he managed to completely restore what honestly looked like a hopeless sofa. Excellent work! Already shared his contact details with all my friends. Highly recommend!

Andrii is a gem of a person. He was very responsible, respectful and quoted the best price among all the cleaners I contacted. We didn't even feel when we he came how quickly he finished the carpet for entire house. He is highly experienced and respectful and I highly recommend him to anyone looking for a carpet cleaning at best price. My landlord was very happy with the cleaning and gave us our full bond back. Best of luck Andrii. You're a gem

Excellent service! Carpets came up looking as clean or cleaner that they looked when first moved into this rental property. I’ve had carpets cleaned previously by another company but the result was no where near as good. Can highly recommend using Melbourne Vacate as I’ll be using them again in the future for sure.
