How Landlords Prepare a Property for Inspection Day

October 21, 2026  |  By Andrii Dobrovolskyi In MVCC Cleaning
    Property for Inspection Day

Inspection day can feel like a bit of a headache, especially if you’ve got a few properties on the go or you’re managing everything yourself. The good news is it doesn’t have to be. Most landlords who stay organised have a pretty simple routine they stick to, and it keeps both the property and the tenant relationship in good shape.

If you’re a Melbourne landlord with an inspection coming up soon, here’s a rundown of how landlords prepare a property for inspection day without losing their mind over it.

Why Bother With Inspections At All

It’s easy to think of inspections as just another admin task, but they actually protect your investment more than people realise. Catching a small leak or a bit of mould early can save you thousands down the track. Left alone, these things get worse, and worse usually means more expensive.

Inspections also give you a chance to see how tenants are treating the place. Most people do the right thing, but it’s still worth checking in every few months just to be sure.

    Sort Out a Checklist First

Before you turn up, jot down a checklist. It sounds basic but it genuinely saves time and stops you forgetting things once you’re standing in the living room trying to remember what you meant to check. A decent checklist usually covers:

    • Walls and ceilings, looking for cracks or water marks
    • Doors and windows opening and closing properly
    • Smoke alarms and whether they’re still in date
    • Taps and pipes for leaks
    • Carpets and floors for stains or damage
    •  The garden and outdoor spaces
    • Any appliances that came with the lease

Having this ready means you can move through the place fairly quickly without missing anything important.

    Give Proper Notice

In Victoria, you’re legally required to give tenants written notice before an inspection, usually at least seven days, though it’s worth double checking since rules can shift. But beyond the legal side, it’s just common courtesy. Tenants need time to tidy up, especially if they’re juggling work or kids.

A quick text or email the day before doesn’t hurt either. It’s a small thing but it goes a long way in keeping things friendly.

    Don’t Skip the Outside

A lot of landlords walk straight past the exterior and head inside, but the outside matters just as much. Take a lap around the property and look at:

    • Fences and gates
    • Gutters and downpipes
    • Cracks in driveways or paths
    • Garden beds and the lawn
    • Sheds, carports, anything like that

If there’s a garden, have a look at whether the tenant’s been keeping on top of it, assuming that’s their job under the lease.

    Check the Little Things Too

Once inside, slow down a bit. It’s the small stuff that gets missed most often. Light switches, power points, door handles, cupboard hinges, these wear out over time and tenants don’t always mention it.

Have a peek under sinks while you’re at it, since that’s where leaks tend to hide. Kitchens and bathrooms usually show wear before anywhere else in the house, so give them a proper once over.

    Photos Are Your Friend

Taking photos as you go is honestly one of the smartest habits a landlord can build. It gives you a record of the property’s condition and can save you a lot of grief if there’s ever a disagreement about damage later on. Snap clear photos in decent light, room by room, and get close ups of anything that needs attention.

Keeping dated photos also makes it much easier to compare how the property’s holding up over time, which comes in handy when sorting out bond stuff at the end of a lease.

    Cleaning Deserves Its Own Mention

This bit often gets overlooked, especially between tenants, but it’s a big part of how landlords prepare a property for inspection day. A clean property isn’t just about looking nice, it can also reveal problems that dirt or clutter would otherwise hide. Grimy tiles, stained carpet, or dusty vents can mask bigger issues like mould building up underneath.

During a routine inspection while a tenant’s still living there, cleaning is generally on them, but it’s still worth keeping an eye on standards. Between tenancies is a different story. That’s when a proper deep clean really matters, and this is where landlord property inspection cleaning becomes something worth taking seriously if you want the place looking sharp for the next tenant or for a clean condition report.

Carpets especially can let a property down. Even if everything else looks great, worn or stained carpet makes the whole place feel tired. Getting them professionally cleaned before an inspection or a new lease starts can genuinely change how the property comes across.

This is where it pays to bring in the professionals. Melbourne Vacate and Carpet Cleaning has over 20 years’ experience in the cleaning industry, working with landlords and property managers all over Melbourne to get properties inspection ready. With that kind of experience behind them, they know exactly what agents look for and how to deal with stubborn stains or built up grime that’s been sitting there a while.

Deal With Maintenance before the Day

If there are outstanding maintenance requests, try to knock them over before the inspection if you can. Walking in with unresolved issues tends to create tension, and depending on what it is, it might even put you offside with your obligations as a landlord. Sorting things out ahead of time shows tenants you’re switched on and keeps the relationship easy going.

Keep the Lines of Communication Open

Communication makes the whole thing smoother. Tell your tenant roughly how long the inspection will take and what you’ll be looking at. It takes the awkwardness out of it and keeps things professional on both sides.

If a property manager’s handling things for you, make sure they know exactly what you expect too. A property manager who’s across the details can take most of the load off you.

    Wrapping Up

None of this needs to be complicated. A solid checklist, a bit of planning ahead, and paying attention to the details, inside and out, is really all it takes. Most landlords find it becomes second nature after a couple of go rounds.

Cleaning matters more than people give it credit for, especially carpets and the grime that hides in corners. If you want the property looking its absolute best, it’s worth getting professionals involved who know exactly what they’re doing. Melbourne Vacate and Carpet Cleaning has over 20 years’ experience in the cleaning industry and can take one big job off your plate, leaving you free to focus on the rest of the inspection without the stress.

From beginning to end my experience with Melbourne Vacate and Capet Cleaning was fantastic. Andrii was prompt with his communication and transparent with his pricing. On the day Aman was my designated cleaner he was cheerful, energetic and enthusiastic. Aman did such a fantastic job cleaning the apartment that the landlord made commentary about how it looked better than when I had first moved in. Thank you Andrii and Aman!

I used Andrei's service about a year ago for an end-of-lease clean. The experience has stuck with me, so I felt the need to share for others to come to their own conclusions since many of the reviews online are either 5 stars 10/10 or 1 star 0/10. The TL;DW line is: The cleaning service was really great – we got our bond back with zero issues and Andrei himself was communicable and approachable – but the whole process came with a lot of stress and frustration. 1. They asked for more money (than the quote) as soon as they arrived because it was larger than they thought. I went to specific lengths when I booked them to say that it was a 3-bedroom house with an extra lounge room. Normal size kitchen, one bathroom, 1 large-ish bedroom and 2 smaller ones. I get that quotes are just estimates, but this just felt underhanded in a way that left me with a bad feeling. 2. They said it was too dirty (the other reason why the price went up). I'm sorry, but what? I'm a clean person – and that's obviously subjective – but we've just moved out, there's dust on the floorboards from where we had furniture and the movers were walking. There weren't dirt smears or stains on the walls, the stove-top wasn't caked with grime, the oven even had a self-cleaning setting so it needed very little beyond a polish. The quote going up because the house was larger than they thought – I get it, to a point – but implying that the house was in a state of neglect to such a degree that it would require more than a standard clean is just insulting. 3. Whilst Andrei was communicative and polite on the phone with me, the cleaners who arrived at our house were accusatory and hostile to my wife about the cleanliness of the place, the size, and the fact that there was a few bags in one room still to be moved. Now I completely admit that everything should have been out of the house before they arrived, that's on us. But we had maybe 4-5 bags piled in one room that my wife was in the process of moving as the cleaners arrived. Does that seriously warrant them to start shouting at her that the place is too dirty, it's got stuff in it, and that they simply cannot start cleaning? Now, I want to emphasise that, at the end of the day, we did get our bond back with no issues at all, and that's what matters, right? Andrei, in spite of pushing up the price by about 30% from the initial quote, was polite and straight-forward to deal with. After I told him how the cleaners had been when they arrived, he spoke with them and they were much better the rest of the time they were at the house. We did also come to an agreement on the price, which was less than what his first increase was but still much more than the initial quote. So, I can't in good conscious say that we didn't get what we paid for, or that it wasn't worth any less than 4 stars – in terms of the service offered, they did it and they did it well. Would I use them again or recommend them? No, I absolutely wouldn't. The amount of stress this day caused – lumped on top of an already stressful time (moving house in general), of which they are well aware – fundamentally impacted my experience. The reason I went with them to begin with was because they were the recommended cleaner of our real estate agency, so I knew (pretty much) that I wouldn't have issues about the cleanliness going with them. But that same reason also made me feel compelled to accept their higher quote, since what alternative do you have when you're about to give the keys back and you've used the only service endorsed by your agency? They understand this and, after nearly a year, that's still the taste that's left in my mouth. Andrei, I'm sure you will reply to this since you do for almost every Google review – please know that I don't mean to be disparaging or disrespectful to you directly, but this is the experience I had and I feel that it's worth people knowing, since it's still sitting with me this long after. Take it or leave it, I don't need or want anything else – I wish you well.

Andrii did a sofa deep clean for us after we moved into our new apartment, and the couch was extremely dirty from the previous tenants. There was dust, stains, and heavy buildup everywhere. We arranged a time with Andrii, booked the service, and he arrived right on time. In just a little over an hour, he managed to completely restore what honestly looked like a hopeless sofa. Excellent work! Already shared his contact details with all my friends. Highly recommend!

Andrii is a gem of a person. He was very responsible, respectful and quoted the best price among all the cleaners I contacted. We didn't even feel when we he came how quickly he finished the carpet for entire house. He is highly experienced and respectful and I highly recommend him to anyone looking for a carpet cleaning at best price. My landlord was very happy with the cleaning and gave us our full bond back. Best of luck Andrii. You're a gem

Excellent service! Carpets came up looking as clean or cleaner that they looked when first moved into this rental property. I’ve had carpets cleaned previously by another company but the result was no where near as good. Can highly recommend using Melbourne Vacate as I’ll be using them again in the future for sure.
