Rental Property Cleaning Melbourne: A Landlord’s Complete Guide

August 24, 2026  |  By Andrii Dobrovolskyi In MVCC Cleaning
rental property cleaning melbourne a landlords complete guide

Owning a rental property in Melbourne comes with a fair bit of responsibility. And cleaning is usually the thing landlords think about last, right up until it turns into a real problem. But it’s not just about making a place look nice for a few listing photos. Proper cleaning protects your investment, keeps decent tenants around longer, and saves you a massive headache once someone actually moves out.

We’ve been doing Rental Property Cleaning Melbourne for over 20 years now. So yeah, we’ve seen a bit of everything. Carpets that smelled like a wet dog had been sleeping on them for a decade. Ovens that hadn’t been scrubbed since the day the tenant moved in. Kitchens where you genuinely can’t work out how anyone managed to cook a meal in there. This guide comes from that kind of real, on-the-ground experience, not just theory pulled from somewhere online. The idea is simple: help landlords understand what proper cleaning actually looks like, and why it matters more than most people give it credit for.

Why Cleaning Matters So Much for Landlords

Let’s keep this one simple. Your rental property is an asset. Just like you’d get your car serviced to keep it running properly, your rental needs proper cleaning to hold onto its value. A place that’s dirty or neglected just doesn’t pull in great tenants, and it definitely won’t help you charge the rent you’re hoping for.

Then there’s the legal side of it too. Under Victorian rental laws, a property needs to be left in a reasonably clean state, both when a new tenancy kicks off and when one wraps up. Skip that step, and you could be looking at a bond dispute. Or worse, arguing over carpet stains in front of VCAT. And nobody, truly nobody, wants to spend a Saturday morning doing that.

What Does Rental Property Cleaning Actually Include

Here’s where a lot of landlords get it wrong, to be honest. They assume cleaning means a quick wipe of the benches and a run over with the vacuum. Real rental property cleaning goes a fair bit further than that. Let’s break it down properly.

Kitchen: The oven, stovetop, rangehood, exhaust fan, all of it needs proper attention. Grease doesn’t just wipe off once it’s had months to build up. It needs actual scrubbing, sometimes more than once. And don’t forget the inside of the cupboards, the sink, and the splashback while you’re at it.

Bathrooms and Toilets: Soap scum. Mould sitting in the grout lines. Limescale built up around the taps. These are the usual culprits, and a quick spray and wipe just isn’t going to cut it. You need the right products, and honestly, a fair bit of elbow grease.

Carpets This is probably where most properties lose the most points during inspections, if we’re being honest. Carpets hold onto dust, allergens, and old stains that quietly build up over years without anyone really noticing. A proper steam clean brings life back into it and gets rid of smells that a normal vacuum simply can’t reach.

Windows and Tracks Nobody cleans the window tracks. Not tenants, and half the time, not landlords either. But they collect a surprising amount of grime, and clean tracks genuinely make the whole window look and feel fresher.

Walls, Skirting Boards and Light Fittings: Cobwebs tucked in the corners, dust sitting on light fittings, scuff marks on walls where furniture’s been dragged around. Small stuff on its own, but it adds up fast when it comes to first impressions.

If you go searching for Rental Property Cleaning Melbourne online, you’ll come across no shortage of companies claiming to do it all. Not all of them actually follow through though, so it’s worth asking a few questions before you book anyone in.

End of Lease Cleaning vs Regular Maintenance Cleaning

There are really two different situations here, and landlords mix them up more often than you’d think.

End of lease cleaning, sometimes called vacate cleaning, happens when a tenant’s on their way out. This one has to be a proper top-to-bottom job, because the property’s either heading to a new tenant or getting checked over for the bond return. It’s the most thorough clean you’ll ever need on the property.

Regular maintenance cleaning is a different beast altogether. This happens between routine inspections, or just when you want the place looking sharp without waiting around for a tenant to move out. It’s less full-on, but it still plays a big part in keeping things in shape year after year.

Knowing the difference between the two makes budgeting easier, and it helps set the right expectations with whoever you end up hiring.

    Common Mistakes Landlords Make

After two decades in this game, we keep seeing the same mistakes come up, over and over.

Waiting too long between cleans. Dirt and grime are so much easier to deal with before they’ve had years to properly set in. Wait too long, and the cost of sorting it out just keeps climbing.

Assuming tenants will clean properly on their own. Some genuinely do a great job, fair enough. But plenty just do the bare minimum, and betting on that at the end of a lease is a bit of a gamble, honestly.

Skipping the carpet clean. Carpets hide a lot of dirt you’d never spot on the surface. Skip this step, and you’re looking at bad smells, deeper stains, and eventually a full replacement, which costs way more than a professional clean ever would.

Going with the cheapest quote without checking what it covers. Cheap usually means corners get cut somewhere, and then you’re stuck paying for a second clean anyway. Paying a fair price for a proper job done right the first time tends to work out cheaper overall.

Not asking for a proper checklist. Real estate agents want to see proof of what was actually done, especially for bond cleans. No checklist, no real way to confirm the job was finished properly.

Why Landlords Should Use Professional Cleaners

Fair question really: is hiring professionals actually worth it, or could a handyman or the tenant just handle it themselves? Honestly, professional cleaners bring something hard to replace, and that’s years of experience, the right equipment, and products that genuinely do the job.

Take steam cleaning machines for carpets as an example. Most people don’t have one sitting around at home. Same goes for the chemicals needed to cut through stubborn oven grease or bathroom mould. Doing it yourself usually takes way longer, and even then, the results often aren’t quite the same.

If you’re managing a rental, especially more than one, your time is worth something too. Handing the cleaning over to people who actually know what they’re doing frees you up to focus on other things, like finding good tenants or sorting out maintenance requests that actually need your attention.

Tips for Choosing the Right Cleaning Company in Melbourne

A few things worth checking before hiring anyone for Rental Property Cleaning Melbourne:

    • • Ask how long they’ve been in the business. Experience genuinely counts for something in this line of work.
    • Check whether they offer a bond back guarantee for end of lease cleans.
    • Get a clear checklist of exactly what’s included in the price, upfront.
    • Look up reviews from other landlords or property managers around Melbourne.
    • Confirm whether carpet cleaning is bundled in, or charged separately on top.

A good company should be upfront about pricing from the get-go, with no surprise extras popping up on the invoice later.

    Final Thoughts

Rental property cleaning is one of those things landlords tend to underestimate, right up until something actually goes wrong. A bond dispute here, a tenant complaint there, or a property that just isn’t attracting decent renters anymore. Cleaning plays a much bigger part in all of that than most people give it credit for.

With over 20 years spent helping Melbourne landlords keep their properties in good shape, we know exactly what agents look for, and what tenants notice the second they walk through the door. A clean, well-kept property rents out faster, holds its value, and saves you money and stress down the track.

So if you’re a landlord looking for reliable Rental Property Cleaning Melbourne services, it’s worth going with a team that actually understands local rental standards and gets the job done the first time round properly.

From beginning to end my experience with Melbourne Vacate and Capet Cleaning was fantastic. Andrii was prompt with his communication and transparent with his pricing. On the day Aman was my designated cleaner he was cheerful, energetic and enthusiastic. Aman did such a fantastic job cleaning the apartment that the landlord made commentary about how it looked better than when I had first moved in. Thank you Andrii and Aman!

I used Andrei's service about a year ago for an end-of-lease clean. The experience has stuck with me, so I felt the need to share for others to come to their own conclusions since many of the reviews online are either 5 stars 10/10 or 1 star 0/10. The TL;DW line is: The cleaning service was really great – we got our bond back with zero issues and Andrei himself was communicable and approachable – but the whole process came with a lot of stress and frustration. 1. They asked for more money (than the quote) as soon as they arrived because it was larger than they thought. I went to specific lengths when I booked them to say that it was a 3-bedroom house with an extra lounge room. Normal size kitchen, one bathroom, 1 large-ish bedroom and 2 smaller ones. I get that quotes are just estimates, but this just felt underhanded in a way that left me with a bad feeling. 2. They said it was too dirty (the other reason why the price went up). I'm sorry, but what? I'm a clean person – and that's obviously subjective – but we've just moved out, there's dust on the floorboards from where we had furniture and the movers were walking. There weren't dirt smears or stains on the walls, the stove-top wasn't caked with grime, the oven even had a self-cleaning setting so it needed very little beyond a polish. The quote going up because the house was larger than they thought – I get it, to a point – but implying that the house was in a state of neglect to such a degree that it would require more than a standard clean is just insulting. 3. Whilst Andrei was communicative and polite on the phone with me, the cleaners who arrived at our house were accusatory and hostile to my wife about the cleanliness of the place, the size, and the fact that there was a few bags in one room still to be moved. Now I completely admit that everything should have been out of the house before they arrived, that's on us. But we had maybe 4-5 bags piled in one room that my wife was in the process of moving as the cleaners arrived. Does that seriously warrant them to start shouting at her that the place is too dirty, it's got stuff in it, and that they simply cannot start cleaning? Now, I want to emphasise that, at the end of the day, we did get our bond back with no issues at all, and that's what matters, right? Andrei, in spite of pushing up the price by about 30% from the initial quote, was polite and straight-forward to deal with. After I told him how the cleaners had been when they arrived, he spoke with them and they were much better the rest of the time they were at the house. We did also come to an agreement on the price, which was less than what his first increase was but still much more than the initial quote. So, I can't in good conscious say that we didn't get what we paid for, or that it wasn't worth any less than 4 stars – in terms of the service offered, they did it and they did it well. Would I use them again or recommend them? No, I absolutely wouldn't. The amount of stress this day caused – lumped on top of an already stressful time (moving house in general), of which they are well aware – fundamentally impacted my experience. The reason I went with them to begin with was because they were the recommended cleaner of our real estate agency, so I knew (pretty much) that I wouldn't have issues about the cleanliness going with them. But that same reason also made me feel compelled to accept their higher quote, since what alternative do you have when you're about to give the keys back and you've used the only service endorsed by your agency? They understand this and, after nearly a year, that's still the taste that's left in my mouth. Andrei, I'm sure you will reply to this since you do for almost every Google review – please know that I don't mean to be disparaging or disrespectful to you directly, but this is the experience I had and I feel that it's worth people knowing, since it's still sitting with me this long after. Take it or leave it, I don't need or want anything else – I wish you well.

Andrii did a sofa deep clean for us after we moved into our new apartment, and the couch was extremely dirty from the previous tenants. There was dust, stains, and heavy buildup everywhere. We arranged a time with Andrii, booked the service, and he arrived right on time. In just a little over an hour, he managed to completely restore what honestly looked like a hopeless sofa. Excellent work! Already shared his contact details with all my friends. Highly recommend!

Andrii is a gem of a person. He was very responsible, respectful and quoted the best price among all the cleaners I contacted. We didn't even feel when we he came how quickly he finished the carpet for entire house. He is highly experienced and respectful and I highly recommend him to anyone looking for a carpet cleaning at best price. My landlord was very happy with the cleaning and gave us our full bond back. Best of luck Andrii. You're a gem

Excellent service! Carpets came up looking as clean or cleaner that they looked when first moved into this rental property. I’ve had carpets cleaned previously by another company but the result was no where near as good. Can highly recommend using Melbourne Vacate as I’ll be using them again in the future for sure.
